Industrial '24 Market Insights: "INDUSTRIAL ‘24 Market Insights Greater Lansing Area, Michigan | H2 2024" The Greater Lansing Area industrial market experienced an increase in the average vacancy rate for leased industrial space, rising from 8.9% in H1 2024 to 11.5% in H2 2024. This increase was primarily driven by significant vacancies in the South Submarket, which saw its vacancy rate jump to 26.5%. Despite this, the overall market remains strong with healthy demand across most properties, particularly in the West Submarket, which boasts a low vacancy rate of 1.4% and positive net absorption of 63,096 SF. Key developments in the market include Temperpack Technologies leasing 135,000 SF in the West Submarket, General Motors securing a $500 million federal grant for its Lansing Grand River plant, and the ongoing construction of Ultium Cells' 2.8 million SF battery plant. Additionally, Neogen and Gestamp are making significant investments in new facilities, further indicating strong investor confidence in the region. The largest owner-user sales in H2 2024 were 65,000 SF at 3366 Remy Dr. for $2.2 million and 55,000 SF at 2200 Olds for $1.1 million. Absorption in the Greater Lansing industrial market totaled -179,614 SF in H2 2024, with the South Submarket experiencing the most significant negative absorption due to large vacancies. Overall, the Greater Lansing Area continues to be viewed as a stable and promising market for long-term investment, supported by ongoing developments and strong demand in key submarkets. This discussion is the second of three with Martin Commercial Properties team, and focuses on their Office Advisory. These were the questions they cover in this conversation: Office Advisory: Office vacancy remains at a 20-year high. What strategies are landlords and tenants using to adapt to shifting work models and excess space? Smaller occupies are leading leasing activity—what types of businesses are driving this demand, and how does it shape the future of office space design? Given recent sales in the office sector, what trends are emerging given the buyers of these buildings? These interviews grow out of a series of three recent reports recently released by the company. Office '24 Market Insights: "OFFICE ‘24 Market Insights Greater Lansing Area, Michigan | H2 2024" The Greater Lansing Area office market experienced a slight increase in vacancy rates, reaching 21.9% in H2 2024, up from 21.2% in H1 2024. The Central Business District (CBD) continues to struggle with higher vacancy rates (27.1%) compared to suburban markets (19.8%). Absorption remained negative at -64,140 SF, although this was an improvement from the -98,661 SF recorded in H1 2024. Leasing activity was steady, but transaction values dropped by about 30% as companies opted for shorter-term leases and downsized their spaces. No new office space was completed in H2 2024, and none is expected in the near future due to low demand and high construction costs. The largest leases in H2 2024 included HNTB (20,000 SF) and Thrun Law Firm (17,000 SF) in the East Submarket, and Cedar Creek Hospital (12,000 SF) in the South Submarket. Significant vacancies were created by Aetna Health vacating 30,000 SF and Ingenix (United Healthcare) vacating 9,500 SF in the West Submarket. The market remains tenant-friendly, with landlords scrutinizing deals involving tenant improvements due to elevated interest rates and high renovation costs. The Greater Lansing Area encompasses over eight million square feet of leasable office space, with the CBD and East Submarket accounting for 71.9% of the market. The North Submarket saw a decrease in vacancy rates from 18.5% in H1 2024 to 11.7% in H2 2024, while the South and West Submarkets experienced increases in vacancy rates. Retail '24 Market Insights: "RETAIL ‘24 Market Insights Greater Lansing Area, Michigan | H2 2024" The Greater Lansing Area retail market experienced significant changes in H2 2024, with the vacancy rate increasing from 13.8% in H1 2024 to 16.4%. This rise was largely due to the closures of Rite Aid and Big Lots stores, which created new opportunities for smaller retailers. Notable developments include Dollar Tree securing a site in Haslett, Burlington and Best Buy consolidating their leases in the West Submarket, and several popular eateries and retailers planning to open new locations across various submarkets. The East Submarket, the largest retail sector in the area, saw vacancies rise to 12.8%, driven by store closures but balanced by strong leasing activity from retailers like Dollar Tree and Lansing Duck Pin. The West Submarket also faced increased vacancies due to store consolidations, but it is attracting significant interest from major retailers such as Bass Pro Shops, which is set to open an 85,000 SF store in Delta Crossings. The North Submarket experienced a decrease in vacancies, becoming a sought-after destination with new restaurants and entertainment venues like Dave & Buster's and Cooper's Hawk Winery. Despite the South Submarket having the highest vacancy rate at 29.4%, it is witnessing a revival with new fast food establishments like Dunkin' and Wingstop. Overall, the Greater Lansing retail market saw a net absorption of -216,877 SF, indicating a decrease in occupied space. Governor Whitmer Announces More Housing, Space for Small Business in Detroit. The rehabilitation of vacant properties will add housing, commercial space, and increased density to Detroit’s North End. LANSING, Mich. – Recently, Governor Gretchen Whitmer announced redevelopment projects receiving support from the Revitalization and Placemaking (RAP) program, which will see the rehabilitation of vacant and functionally obsolete buildings in Detroit’s North End and downtown Alma. Together, the projects will create 19 residential units and generate a total capital investment of over $6.2 million in the state. The RAP program provides access to gap financing for place-based infrastructure development, real estate rehabilitation and development, and public space improvements. “Today’s projects in Detroit and Alma will revitalize abandoned buildings into new housing and space for small businesses,” said Governor Whitmer. “The RAP program helps us make our big cities and small towns better, more affordable places to live, work, and do business. These investments show how we’re improving quality of life for Michiganders by replacing old, abandoned buildings with new ones that give more Michiganders an affordable place to live or start or grow their own business. Small Business Association of Michigan Foundation Announces Inaugural Women's Entrepreneurial Fellowship New Program Addresses Multiple Challenges for Second-Stage, Women-Owned Businesses LANSING, Mich. – The SBAM Foundation (SBAMF), supported by its parent organization, the Small Business Association of Michigan, has launched its Women's Entrepreneurial Fellowship (WEF) program and chosen 11 businesses for the first cohort. The eight-month initiative will equip these second-stage, women-owned businesses with resources to overcome diverse challenges and scale their operations. Women-owned businesses are a vital part of Michigan's economy, representing 43.2% of the state's 902,131 small businesses—higher than the national average. Detroit, in particular, was ranked as the top U.S. metropolitan area for growth in women-owned businesses between 2014 and 2019. Qualifying businesses have more than one employee in addition to the owner, have been in operation for at least two years, and generate a minimum of $500,000 in annual revenue. Here are the businesses that were selected for the inaugural cohort: ● Eagle Specialties, LLC ● Elderly Instruments ● Fido & Stitch ● Groovy Donuts ● Jungle Jane Promotions ● Marshall Holding ● Neuco Furniture & Upholstery ● Pioneer Machine and Technology, Inc ● The Betty Brigade ● Winsome Travel Design ● Wolverine Pickleball To address these issues, the Women's Entrepreneurial Fellowship offers: ● One-on-one mentorship with established business leaders ● Monthly learning sessions on critical business topics ● Networking opportunities with investors and industry leaders ● Guidance on accessing capital and growth resources ● Support in obtaining relevant business certifications ● Specialized courses on financial management, marketing, and operational efficiency The program runs from November to June 2025 and is currently recruiting for 2025/26 cohorts. Small Business Association of Michigan Foundation Announces Inaugural Women's Entrepreneurial Fellowship New Program Addresses Multiple Challenges for Second-Stage, Women-Owned Businesses LANSING, Mich. – The SBAM Foundation (SBAMF), supported by its parent organization, the Small Business Association of Michigan, has launched its Women's Entrepreneurial Fellowship (WEF) program and chosen 11 businesses for the first cohort. The eight-month initiative will equip these second-stage, women-owned businesses with resources to overcome diverse challenges and scale their operations. “The launch of the Women’s Entrepreneurial Fellowship is an exciting step toward ensuring that second-stage, women-owned businesses receive the targeted support they need to thrive, said Brian Calley, SBAM President & CEO. “This program will provide invaluable resources, from mentorship and business certifications to networking opportunities and access to capital, helping these entrepreneurs overcome the unique challenges they face.” Qualifying businesses have more than one employee in addition to the owner, have been in operation for at least two years, and generate a minimum of $500,000 in annual revenue. Only 10% of women business owners report securing a small business loan, and women-owned businesses receive just 2.2% of all venture capital funding in the U.S. Operationally, 59% struggle with hiring and retaining qualified staff, while 80% face difficulties dealing with increased costs. "Women-owned businesses in Michigan confront a multitude of challenges that hinder their growth potential," said Kim Bode, Program Director. "From financial constraints to operational difficulties, our fellowship is designed to address these issues comprehensively." Question: At last month’s board meeting, Capital Area Michigan Works! recognized board members and staff who have shown outstanding contributions to our region's workforce. Can you tell us about the distinguished Leonard Peters Award and its 2024 recipients? Leonard Peters served on the Capital Area Michigan Works! Administrative Board from 1985 to 2008 as an Eaton County Commissioner, a commitment spanning over two decades of board service. Question: Two other individuals also received the Workforce Champion Award in 2024. What does this award embody, and who were the recipients? We created the Workforce Champion Award many years ago to celebrate board members and partners who have showcased outstanding leadership, dedication and unwavering commitment to the success of Capital Area Michigan Works!. Question: Were any other individuals recognized with awards this year for their contributions to CAMW!? We had several CAMW! staff members recognized for their years of service to our region’s workforce. The first was Kayla Schultz, our Employment Specialist, who was recognized for five years of service. Kayla is an employment specialist at our Eaton County American Job Center. She first began working with CAMW! as an intern and has continued to grow with CAMW! as her role has expanded. We are fortunate to have her serving our Eaton County AJC. Lastly, Erin McKenzie, our Special Projects Liaison, celebrated five years at CAMW!. Erin has been a part of our CAMW! team for five years but began working with CAMW! as a volunteer with our business services team. Throughout Erin’s tenure, she has served on the business services team, business resource network team, and now as our CAMW! special project liaison. Erin’s professionalism, team-centered approach to work, and willingness to dive into any project she’s working on are to be commended, and we are lucky to have her on our team.
